Land investment in Ras Al Khaimah

Partner with a landowner, or buy the land outright, close to the new roads, the hotels and the Wynn resort. Every plot comes with the sale price it has to reach at three build costs and three profit levels. We take you through it on a call, including what happens if prices fall.

Four ways in

Build, sell the homes, share the profit

The owner puts the land into a project company at an agreed value. Investors pay for the build and the costs around it. Homes are sold off plan and at handover, and the profit after the land is shared by what each side put in.

You earn
Your share of the profit when the homes are sold
Money out for
About three years, from the start of the build to handover
Exit
Homes sold before and at handover, or the whole building sold at handover
Suits
Investors who want development profit without running a building

On the call we run this route on your numbers: your build cost, your sale price, your profit target.

How a Namou JV is structured

  1. 01

    Landowner

Puts the plot in at an agreed value, checked against what the finished project can pay for the land. Title, deed and land plan are checked first.

  2. 02

    Investors

Pay for the build and the costs around it: design, approvals, finance and selling. Bring your own builder, or use one we recommend.

  3. 03

    Namou

Finds the land, runs the numbers, structures the deal and stays with it to the exit. We never hold or move money: investors pay into the project company's own account.

Every share, every right and every exit is written down before anyone commits

Each partner's share follows from what it puts in, so the owner and the investors earn the same return on their money. Every deal is shown at three build costs and three profit levels, with today's selling price as the floor.

Questions investors ask

How is the profit split between the landowner and investors?
By what each side puts in. The owner puts in the land at an agreed value, and the investors pay for the build and its costs. The profit after the land is paid out in the same shares, so everyone earns the same return on what they put in. For example, land at AED 25M beside AED 170M of build and costs gives the owner about 13% and the investors about 87%.
Is there a preferred return?
No. No partner is paid ahead of the others, and no one takes an extra share of the profit. The shares, the rights and the exit are written into the shareholder agreement before anyone commits.
How long is my money tied up?
Build and sell: about three years, from the start of the build to handover. Build and hold: until the building is let and steady, then the partners decide to keep it or sell. A hotel: until it has paid back the money that built it.
Who holds the money?
Never Namou. We arrange and structure the deal, but we never hold or move money for anyone. Investors pay into the project company's own bank account, and payments from people buying homes off plan go into the project's escrow account, as RAK rules require.
Can foreigners buy freehold land in Ras Al Khaimah?
Yes. Foreign buyers can own property in designated freehold areas and projects in Ras Al Khaimah. It depends on the area, so we confirm it for each plot before you make an offer.Source: Khaleej Times, RAK permits 100pc freehold ownership
Does a joint venture give me a Golden Visa?
Not on its own. The real estate Golden Visa needs freehold property worth at least AED 2 million in your own name. A share in a project company is not property in your name. To add the visa, buy a unit in the project or a freehold plot in your own name. We confirm each plot with the RAK Land Department before you rely on it.Source: UAE Government Portal, Golden visa
What taxes apply to a joint venture?
The project company pays UAE corporate tax: nothing on the first AED 375,000 of taxable profit a year, then 9%. There is no personal income tax. Take advice on your own position.Source: PwC Tax Summaries, United Arab Emirates corporate taxes
Why invest in Ras Al Khaimah land?
Ras Al Khaimah has large plots, room to grow, freehold areas open to foreign buyers, and rising interest in its coast and tourism projects.Source: Colliers, Ras Al Khaimah real estate transformation: beyond the Wynn effect
